INNOVA Architects is currently designing this 112 unit multifamily property located in downtown Tacoma. The project is a 5 story wood framed constructed building over the top of 2 levels of concrete parking structure. The project will have separation from parking and living units by a post tensioned concrete slab forming a concrete pedestal for the 5 story framed building to rest upon. Challenges for the project included: meeting all the newly adopted requirements by City of Tacoma for parking, bicycle storage, electric vehicle power service, and scooter parking. The city is moving toward design for urban living and urban commuting, as the city has seen a rapid expansion in housing rents the last 24 months, and the need for new housing at market rate rents. The project is in a mixed use zoning district and has strict design guidelines which must be met as part of an administrative design review process for the city, which is part of the same process by which owners of housing projects may seek property tax credit.
